Process

You submit your property details on our website. Within 24 hours, we send a written cash offer by email. If you accept, we send a purchase agreement, coordinate with a local title company, and close on a date you choose — usually within 7–14 days.
Most offers are sent within 24 hours of submission. Complex situations (out-of-state heirs, partial ownership, large multi-family) might take an extra day for proper research.
Sometimes. For straightforward properties, we can make an offer based on photos and a video walkthrough. For more complex properties, we'll arrange a quick in-person visit before finalizing the offer.
Yes. Many of our sellers live in different states than the properties they're selling — especially inherited estates. Closings can be done remotely with a notary.

Pricing & Offers

No — and that's the trade-off. Cash offers are below retail because we're taking on the renovation, holding, and resale risk. The trade-off is speed, certainty, and zero costs. Most sellers find the net difference small after factoring in agent commissions, repairs, and holding costs they would have paid.
None. No agent commissions, no listing fees, no closing costs charged to you. Whatever number is on the offer is the number you receive (minus any existing mortgage payoff, liens, or prorated taxes that always come out of any sale).
Yes. Our first offer is based on the information you give us. If you have additional details — recent repairs, comparable sales we missed, a specific number you need — share them and we'll take another look.
No. Once we sign the purchase agreement, the price is locked. The only adjustment would be unforeseen issues discovered during a title search (like an undisclosed lien) — and even then, we'd discuss it openly rather than pull a last-minute price drop.

Closing

As fast as 7 days for clean titles. More commonly 10–14 days. If you need more time (selling while moving, or coordinating with another transaction), we'll accommodate.
At a local title company office in your city. If you're out of state or unable to attend in person, we can arrange a mobile notary or remote online notarization.
Same day as closing. The title company wires the funds to your account once you sign the deed. Most sellers see the deposit within a few hours.
Standard. The title company pays off your mortgage from the sale proceeds, and the remainder goes to you. We work with mortgages, liens, and judgments routinely.
Not required in Texas or Florida. The title company handles the paperwork. You're welcome to have an attorney review the purchase agreement on your side — many sellers do.

Eligibility & Property Types

Single-family homes, condos, townhouses, duplexes, small multi-families, and mobile homes (on owned land). We buy in any condition — fully renovated, gutted, hoarded, fire-damaged, abandoned.
Yes. We can buy occupied rental properties — either with the tenants in place (we honor the existing lease) or with the property delivered vacant if you prefer to handle the transition.
Reach out as early as you can. As long as the offer covers what's owed (or you're willing to bring something to closing), we can close fast enough to stop the foreclosure timeline. The earlier you contact us, the more options you have.
We can usually still buy. The title company will work with the executor and probate court. Closings on inherited properties sometimes take a bit longer (3–6 weeks) depending on probate status, but we'll work through it with you.
